Hogs Hollow at Burton Latimer for Orbit Homes
The site already benefitted from an Outline consent for 85 dwellings, won at Appeal. The brief from the client was for a minimum of 112 dwellings which would require a new detailed planning application. The increase in numbers created design challenges and careful, efficient design was required to meet the brief requirements. The final scheme achieved 115 dwellings with the mix ranging from 2 to 5 bedrooms.
RDC had previously created a range of housetypes for Orbit’s private development arm and these were used at Hogs Hollow along with a number of special housetypes designed to maximise the site.
The layout design provides a circular route that ensures the public realm is well overlooked and links the two access positions.
A number of constraints such as existing woodland and drainage issues were overcome.
RDC successfully negotiated with Kettering Borough Council to achieve planning consent.
Post planning consent RDC produced the working package and has stayed involved in the project throughout the build.
